100% Leased! “Carolina Place Medical Office Building”

Commercial Carolina is honored to announce the successful completion of the leasing of the 11940 Carolina Place Parkway medical office building in Pineville. “Ownership group, New Forum, has been fantastic to work with and are keen, efficient dealmakers. Although the building was built in 2008, and had never exceeded 50% leased, we were able to get it fully leased at the most profitable lease rates in the building’s history “, said Robert Settle, CCIM, with Commercial Carolina. Avison Young arranges largest industrial sale of the year in Charlotte’s Southwest Submarket

1.36 MSF industrial building on 25+ acres sells for nearly $100M

Charlotte, NC – Avison Young’s Chris Skibinski, Chris Loyd, and Erik Foster brokered the $97 million sale of the 1.36 million-square-foot industrial building at 1900 Continental Boulevard in Charlotte to LM Real Estate Partners. This represents the largest industrial sale in Charlotte this year. LM, led by partner John Livanos, acquired the multi-tenant property from a joint venture of Somerset Properties and Waterfall Asset Management. Situated in the supply-constrained Stateline submarket, the transformed former Continental Tire facility features modern distribution features. Livanos cited the submarket’s strong supply-demand dynamics and tenant preference for well-located Class B space as drivers behind LM’s 2.3 million-square-foot industrial acquisitions there within a year. Skibinski noted the unique timing, occupancy, and financing aspects demonstrating continued capital availability for industrial assets despite market challenges.
